Federation of Canadian Municipalities Renovation
Located in Ottawa’s historic Byward Market, this updated modern space provides FCM headquarters a collaborative and contemporary work environment.
CSV Architects was initially engaged to perform a Functional-Spatial Assessment and create Schematic Design Options for a full-building renovation. Staff consultation was extensive, as CSV met with each department to gather information on their spatial needs and interdepartmental communications. We were then able to provide information on office standards, precedents for reference, and mock-up designs showcasing potential workspace planning approaches for the building. With this, layout options for individual offices, open concept workstations, and “work pod” configurations were designed and created.
Design & deliver
Over the next three years CSV provided full architectural services to FCM for a phased floor-by-floor renovation to their approximately 18,000 sq. ft., three-storey building. The aging work environment was given new life through a full-building sustainable refresh. The design features a bright, clean colour palette, as well as the incorporation of natural elements using wood-grain materials, plants, and a moss-wall. Local artists were engaged to bring bold graphic elements into the common spaces.

Energy efficiency - 100% of the total building energy consumption is offset by green power, RECs, or carbon offsets.
Workstations are in close proximity to the exterior windows to provide good views and daylighting to all staff. Daylight harvesting helps reduce energy consumption in the space by dimming the lights when there is sufficient daylight. Occupancy sensors were also used on lights to shut off when employees leave a room.
Optimized energy performance results in a 9.5% cost savings per year.
Water efficiency - 35% reduction in water use.
Bird friendly glazing was used on windows to protect birds from injury.
