KDS Village Seniors’ Residence

LEED for Homes Platinum Certified

CSV Architects has designed an addition to the Kings Daughters and Sons seniors residence to integrate with the existing building. The addition includes 6-floors, 58 new residential units, and health services support space.

Design details

Central to the Kings Daughters and Sons vision was the co-location of residential suites with health-related support services. In order to address the specific needs of the senior residents and to provide for aging-in-place, a clinic space was designed should they wish to provide foot-care, wound care, flu vaccinations, insulin shots, physiotherapy, and other general nursing supports for seniors. The design also includes a ground-level multi-purpose space for seniors day programming including a small commercial kitchen so that hot lunches can be served to the day program participants.

Sustainable features

The building is LEED Platinum certified under LEED for Homes, Mid-Rise. A process of consultation with the neighbouring community led to success at the Committee of Adjustment for minor variances. Although the design used conventional construction to Code levels to remain within the project budget, careful detailing and energy modelling assisted in leveraging the design and construction to the point where additional incentives from the Enbridge Savings by Design are realizable for exceeding 25% better than National Energy Code.
