This new four-storey development serves as a mixed-use “hub” which combines affordable seniors housing for Ottawa Community Housing (OCH) with the Carlington Community Health Centre (CCHC) for a holistic approach to community living. There is a heavy focus on sustainable design and construction for this project to promote healthy living for the residents and users.

Affordable rental housing for seniors includes 42 independent living rental apartment suites on the upper three floors of the new building. Amenity features provided in the building are communal laundry room lounges, brightly-lit wide stairwells to encourage stair use, a roof-top patio with community garden plots, a community room for large gatherings and walking paths around the property with ample trees and benches. This phase of the project is now complete.

The next phase of the project includes the relocation of the CCHC medical clinic to the ground floor of the addition, with an interior connection to the existing facility. This also includes the renovation of the existing building for other community health care programs.

Designed to the International Passive House Standard to minimize energy use and costs while minimizing its carbon footprint. "Green" elements include:
• Increased insulation in the walls, roof and below the building slab.
• High performance building envelope with only 0.45 ACH at 50Pa.
• Triple pane windows which are operable.
• Energy Recovery Ventilation that helps recover 83% of the heating and cooling energy.
• Energy Star appliances.
• High efficiency plumbing fixtures.
• Individual electrical meters so tenants have a sense of their consumption rates.
• White roof membrane to reflect heat.
• LED lighting throughout
• Motion sensor lighting in the common spaces.
• Diversion of over 90% of construction waste from landfill.

Also designed to the Well Building Standard, which promotes health and wellness through built form. Additional sustainability includes:
• The second-floor terrace provides an area for a garden, creating a “green” area which allows for food production along with incorporating Biophillic elements and opportunities to interact with nature.
• Inviting the outside in, is displayed in the main foyer, encouraging residents to be active and use the naturally lit staircase.
• Over 75% of interior spaces are within 7 meters of an exterior window.
